Habitat Planning was pleased to provide planning and advisory services for local builder Hadar, supporting the successful planning approval of a complex residential development in Wodonga on behalf of their client.
The approved development comprises 14 single-storey dwellings, including a mix of two and three-bedroom homes across seven paired residential buildings. The proposal also incorporates private and communal open space, together with on-site resident and visitor parking, supporting increased housing diversity within the growing community.
Habitat Planning provided comprehensive planning and advisory services throughout the project, including pre-lodgement discussions with Council, detailed preparation of the planning application and coordination of supporting consultant material. Early engagement with Council assisted in identifying key planning considerations relating to streetscape presentation, pedestrian access, landscaping outcomes and how the development would fit within its surrounding context, which is a blend of established residential neighbourhoods and larger rural-residential properties.
In collaboration with the broader consultant team, Habitat prepared a detailed planning assessment and Clause 55 response to support the application. The proposal was able to demonstrate consistency with the Wodonga Planning Scheme and broader strategic planning objectives relating to housing diversity, urban consolidation and the delivery of medium-density housing within established urban areas.
The approved development is of contemporary design and incorporates a cohesive material palette of brickwork, cladding and neutral finishes, and is complemented by landscaping throughout the site. A central communal open space area has also been integrated within the development to support resident amenity and connectivity.
