Habitat Planning is pleased to have secured development approval for a five-storey mixed-use development in the NSW south coast town of Merimbula.

Located on the corner of Palmer Lane and Market Street within the heart of the Merimbula town centre, the site occupies a prominent position in the main commercial precinct. The approval represents an exciting outcome for both our client and the broader community, supporting increased housing supply, economic activity, and the continued evolution of Merimbula township.

A considered planning approach

Habitat Planning worked closely with the client to navigate the requirements of the proposed planning pathway, undertaking detailed due diligence and coordinating a comprehensive suite of technical assessments. This included consideration of planning controls, heritage, sustainability, traffic, landscaping and broader urban design outcomes.

A detailed Statement of Environmental Effects was prepared to clearly articulate the value of the proposal, identify potential constraints, and position the development as a well-considered and positive addition to the local area.

The proposal

The approved development will see the demolition of the existing buildings and the delivery of a new five-storey mixed-use development, to be undertaken in two stages.

At ground level, the proposal introduces a series of commercial tenancies with active frontages to Market Street, Palmer Lane and a new internal pedestrian laneway. In total, the development will deliver approximately 1,190m² of commercial floorspace, supporting retail and ongoing activation of the town centre.

Above, the development will provide 52 residential apartments, comprising a mix of one, two and three-bedroom dwellings. The architecturally designed apartments have been thoughtfully designed to maximise outlook, orientation and liveability, with many enjoying views towards Merimbula Lake, and each with access to private balconies or terraces.

The development also incorporates 114 on-site car parking spaces, as well as landscaped communal areas for residents, contributing to a balanced and welcoming setting.

Enhancing the public domain

The project also includes a range of streetscape and public domain improvements, including new paving, landscaping, street furniture and upgrades to existing public amenities, which will enhance the overall experience for residents, visitors and local businesses alike.

Supporting growth and community outcomes

The approval of 29-33 Market Street, Merimbula delivers a range of meaningful benefits for the region. In addition to increasing housing supply and diverse accommodation within a highly accessible location, the development will support local employment, both during construction and ongoing operation.

The project is expected to generate significant economic value, including job creation within the Bega Valley Shire and broader NSW economy, while also acting as a catalyst for further investment within the Merimbula town centre.

Importantly, the proposal aligns with the strategic vision for the area, supporting the continued growth and evolution of Merimbula as a thriving coastal centre.
