Black Springs Estate — supporting a thoughtful new residential community in Lavington.

Habitat Planning recently secured development approval for a new residential subdivision in Lavington on the northern fringe of Albury, NSW, marking the first stage of the future Black Springs Estate community.

The approved subdivision will create 40 lots across three stages, including 38 residential allotments, one lot containing the existing dwelling and a balance lot incorporating both residential and environmental land. The residential lots will range in size from 1,011m² to 2,049m², offering generously sized blocks that provide space and flexibility for future homeowners.

In this growth area of broader Albury Wodonga, the development has been thoughtfully designed to respond to the site’s natural topography and semi-urban surrounds. The larger lot sizes reflect the character of the area and landowner preferences, creating the opportunity for a lifestyle-focused residential environment.

Throughout the project, Habitat Planning worked closely with the client and broader project team, providing comprehensive advisory services, and preparation of detailed documentation to guide the planning process and support key decision-making.

An important consideration for the site was the presence of several established hollow-bearing trees, which early development concepts proposed the removal of a greater number (of trees). However, through a thoughtful approach to the planning process and in consultation with the wider delivery team, the developers and Council, we were able to advise on the subdivision design, negotiating a more balanced outcome that integrates existing paddock trees and ensuring protection of several established hollow-bearing trees, thereby, allowing the development to move forward while maintaining important environmental values on the site.

The subdivision will be delivered in three stages, supported by a new internal road network connecting to Macarthur Street and allowing for future road connections to the north, supporting the continued growth of the Black Springs Estate area over time.

As part of the development, new infrastructure will be delivered to service the estate, including stormwater drainage and the construction of a retention basin designed to manage runoff and improve water quality. New sewer and servicing infrastructure will also connect to existing networks, additionally, lot orientation has been carefully considered to support solar access and future dwelling design.

Habitat Planning was pleased to provide strategic planning advice for this interesting and complex project which spanned 3+ years, and assist in guiding a positive development outcome which balances environmental considerations with the delivery of new housing opportunities for the growing Albury Wodonga region.
